SONEKA, the ultimate multifunctional tool for real estate Asset Management

Seamless collaboration and efficiency: Emmanuel MARQUE, Asset Manager, and Nicolas DURIEU, Project Manager Continuous Improvement RFI, tell us about the successful integration of SONEKA within Nhood France, and talk about plans to deploy the solution in a multinational environment.

What was the goal of implementing SONEKA at Nhood?

Emmanuel MARQUE: Nhood is a real estate services provider, working for both end users like Auchan and landlords like Ceetrus.

We support our clients by providing property and asset management services, and transactional services, as well. 

What we lacked was a central, ergonomic solution for aggregating all our real estate data and generating our financial simulations.

With SONEKA, we can work on long-term financial trajectories with greater reliability.

SONEKA is a decision-making tool that enables us to validate our real estate strategies.

How did the integration project in France go?

Emmanuel: The deployment of SONEKA in France took just over a year.

It was an opportunity to unite all the company's businesses around a single project.

This experience enabled us to redefine everyone's roles and responsibilities in our daily missions.

Have the objectives been achieved?

Emmanuel: The integration phase is now complete.

Both the Asset Management and the Finance teams have been able to prepare their first financial reports using SONEKA.

We now have a reliable basis of which to work.

What improvements do you expect from SONEKA, both in terms of the solution and its use by Nhood?

Emmanuel: SONEKA is intuitive and ergonomic.

It meets most of our needs and offers us new analysis functionalities.

It adapts to different types of real estate assets.

However, the management of commercial buildings is very specific and requires the tool to be adapted for some aspects, such as management of charges and works.

At last, the nature of contracts with our clients also requires a special engineering to simulate the fees through the model for instance.

When and why did the need for an asset management tool arise?

Nicolas DURIEU: It first arised in April 2022.

Because as a service company, Nhood should stop managing assets in Excel files, but needs to equip itself with an asset management tool, in order to be legitimate in its dealings with its mandators in asset and fund management businesses. 

The tool must enable us to consolidate all the information on the assets.

The demand also concerns being able to generate property cashflows within a single, processed framework.

Asset Managers need to be able to optimize value creation using a tool by spending more time on simulations.

As the process through the tool is framed in all the countries, which is also important, the risk of error is reduced to its minimum.

Finally, we needed a collaborative tool that would bring together all the relevant professions in a single location, based on qualified data.

Why SONEKA? What is its purpose?

Nicolas: The purpose of SONEKA is to enable Asset Managers to generate Cash Flows through a 15-year horizon.

It enables comparisons to be made between budget, actual and landings.

Soon, also in SONEKA, it’ll be possible to monitor current financing and future fundings requirements by asset, as well as entering expert values directly.

So that it’s the ultimate cross-functional tool.

Finally, it brings a lot of comfort concerning the way we can deal with reporting.

What is the deployment schedule?

Nicolas: The deployment schedule was to deploy the tool (in 2023 in countries mature on VOYAGER and ORACLE) in France, Luxembourg, Poland, Portugal and Romania, which is the wave 1.

We also opened the rights to Africa.

Next, in Q1 and Q2 2024, it will be deployed wave 2 in Italy and Spain.

We did also a major work concerning datalake interface, and so that the IT department was very involved in the project.

By the end of 2023, data related to property management from VOYAGER, accounting data from ORACLE, turnover data, exchange rates and consolidation perimeters, as well as turn overs and debt collection data had been developed. 

Also for 2024, other developments are planned for the Italy accounting tool,

and for all wave 1 and wave 2 countries we will interface datas coming from tools for monitoring fixed assets as well as datas coming from financing and debt tools.
